Updates from District 2 Commissioner Tony Ortiz

  • Crime dropped 14% in District 2 for 2009


  • We have a new business in District 2, ESPN Radio.


  • The City is ready to start building the wall along 700 Block of Semoran from the baptist Church to Casa Blanca Dr across from the Danube Plaza area.


  • A new police office next to Dennys (@ Lake Underhill Dr) will be opening March 2010. This will provide OPD officers in District to have a local office to work out of. As a result, they will be able to respond to calls in our area more quickly. The office will also house the new Seniors volunteer program.


  • The Neighborhood Stabalization Program is getting started. The City of Orlando will be purchasing homes, fixing them up and then selling them to qualified homebuyers.


  • Prescription drug discount cards are being passed out to residents by neighborhood leaders. These cards can offer a savings of up to 20% on drugs not covered by insurance.


  • Commissioner Ortiz is working with city leaders in building the Park of the Americas which will be located on Andes, off of Lake Underhill Road.


  • Lake Eola Park Manager, Leo Falcon, is working with insurance company to repair the Lake Eola fountain. The fountain was damaged by lighenting. Repairs will include 21st century technology.

A new Board of Directors was elected for 2010. Your new Board members are:

Adrianna Godoy, Vice-President/Secretary
Allen Fischback, Treasurer

Chuck Strode will continue to be the Del Rey Condo Association Property Manager.

Walk the property and take a look at it as a whole much like the Association does. Answer the question: Does the rule work for you? If it does not and the issue matters to you, what changes would you recommend?

Talk to your friends, visitors, family members. Your voice will be heard through a presentation to the Board of Directors in March.

Hierarchy of Documents for Community Associations

Owners should obtain a copy of all documents that pertain to their ownership of Del Rey Condo. Below is information from a local attorney that talks about how the documents rank in the order of importance. If a policy or rule appears in two different documents and contradict each other, the high order document must be followed.

  1. U.S. Constitution and Laws
  2. State of Florida Constitution and Laws
  3. Declaration, Covenants, "Association Constitution"
  4. Articles of Incorporation
  5. ByLaws
  6. Rules & Regulations

Often, ammendents may change the original wording of the Declaration or the Articles of Incorporation. When getting copies of your documents, make sure to get all ammendments as well.

Copies of documents can be obtained from your Association management office or the city clerk's office. Note that documents such as ByLaws and Rules & Regulations may not have been filed at the city clerk's office and, thus, will not be available.
